Raleigh Medical Center is an 86,000 square foot medical office building originally built in 1989. At the north end of the building lies 1.5 acres of developable land that can be sold as an out-parcel development pad or used as expansion land for Raleigh Medical Center.
The building is in excellent physical condition. Redevelopment plans are mostly cosmetic and should greatly assist in leasing available space. Improved signage, upgraded lobby enhancements and upgraded landscaping are the recommended repairs.
The center is located at 3100 Duraleigh Road, two blocks from Rex Hospital and across the street from high end shopping and service centers. The current traffic count is approximately 40,000 cars per day.
